Here at Jolu Property no detail is overlooked on the exterior or the interior of the properties we build. Depending on the build stage, we offer a wide range of finishes and extras for you. We understand that you are making one of the biggest purchases of your life and we pride ourselves on the quality we create, homes that buyers want to live in for many years to come.
Below is a guide to the process involved from reservation to completion.
Reservation
The first step is to formally reserve your new home with a reservation agreement. You’ll pay a reservation fee which ensures we’ll remove the property from the market for one calendar month. The price is fixed at this stage. You will need to instruct a solicitor to act on your behalf. Appointing a solicitor requires ID checks and documents to be completed, so it’s important to arrange this and provide the Sales Negotiator with their details. Our solicitors will then forward all the relevant documents to your solicitor.
Conveyancing
At this next stage your solicitor will commence the conveyancing process on your behalf. Our solicitors will have forwarded all documentation to your solicitor for approval before contracts are signed and exchanged. Should you wish to personalise your home with Extras then these selections are made following the reservation appointment and payment will be expected in full. Extras are available subject to build stage of the property.
Exchange
Your solicitor will provide binding contracts for signature and request the deposit payment for exchange. At exchange the deposit funds will generally be to the value of 10% of the purchase price (less your original reservation deposit). As part of exchange an estimated date for completion will be provided. Once contracts are exchanged, the purchase becomes legally binding.
Completion
Once you are at this stage all your hard work is done, leaving us to complete the build of your new Jolu Property Home.
All our properties are covered by the NHBC Buildmark or similar new home warranty and insurance policy. Cover starts from exchange of contracts and includes protection for your deposit, a builder warranty backed by NHBC guarantee and resolution service, and insurance against major defects.
The Buildmark warranty is specially designed for newly built and newly converted homes, providing 10 years' cover from date of legal completion plus deposit protection between exchange of contracts and legal completion.
Here at Jolu Property we work in conjunction with local companies to succeed in providing developments to local communities, that fit the communities needs. Each development is unique for us, and therefore requires us to engage with local architects, contractors and legal entities. At present we work in conjuction with Vulcan Ellis Ltd and BMOR as our main contractors, DHA Planning and OSG for acrhitectural services.
